New development

Look beyond the headline price.

A useful new-development conversation starts with the residence you want and the full terms of the purchase. A headline price alone leaves important questions unanswered.

01

Be precise about the home.

Confirm the line, floor, exposure, layout and delivery specifications. Distinguish what appears in a model residence from what is included in the home you are considering.

02

Put the terms in one place.

Compare the stated price alongside any proposed credits, closing-cost contributions, upgrades and delivery commitments. Keep written offers and supporting details together so your attorney and lender can evaluate the complete proposal.

03

Prioritize what matters to you.

A kitchen change, cabinetry or window treatments may be more useful to one buyer than another. We help identify the requests worth discussing with the sponsor. Availability, negotiability and final terms depend on the particular transaction.

04

Keep the comparison grounded.

Recorded closing prices do not necessarily reveal every concession or contractual term. We use them as one part of the comparison, alongside current alternatives and the specifics of the offer. Your attorney and lender confirm contractual, financing and tax implications.
