01Coverage and building identity
The current research scope begins with ZIP codes 11101 and 11109, then reconciles official condominium lots with public building directories and filing records. Alternate addresses, sponsor names, tax-lot structures and legal phases are reviewed so one property is not silently counted twice—and a rental condominium is not presented as a for-sale building. This is a dated, evolving research universe, not an official census.
02What the labels mean
A building filter appears only when a reviewed source supports the feature at building level. It is a dated research signal—not a promise that an amenity still operates on the same terms. Unit-listing observations do not enter the Building Atlas. A separate original-delivery layer can describe laundry provisions, central air, outdoor-space allocations or layout types only after the applicable offering plan and amendments are reviewed; each item must state whether it applied to all residences, selected residences or specific lines. Views remain unit-, floor- and orientation-specific.
03The verified public-record layer
Each building profile now carries a dated six-part screen: NYAG formation or offering-plan identity, DOB occupancy records, calendar-year 2024 energy disclosure, the filing-year 2026 Local Law 97 reference list, DOB/ECB safety records and FISP façade filings. Records are joined only through verified BBLs or BINs; no address-only match is published. For open document cases, exact-lot ACRIS declaration and map records are indexed in the private research library. A missing match means “not located in the checked extract,” never “none exists.”
04Evidence, derivations and limits
Unknown stays unknown: silence in a public source never becomes “No.” Calculated distances and screening flags remain derived context, not legal, engineering or insurance conclusions. Conflicting or time-sensitive claims are withheld or identified for current verification. Unit-owner names, liens, mortgages, judgments and title conclusions are intentionally not turned into consumer-facing building labels; those belong to the exact transaction and the buyer’s attorney or title company. Seller identity, terms, concessions, taxes, charges and operating conditions must be checked for the exact residence and date.
