What the headline numbers miss

The lowest PPSF is not automatically the lowest-cost choice.

Residence C offers 100 more interior square feet than Residence B while asking $8,000 less—but its listed fixed carry is $666 more each month. If charges remained flat, that is $39,960 over five years.

Residence B therefore needs to win on corner light, split-bedroom privacy, its 79-sq.-ft. balcony and a boutique setting. Residence A leads on surface economics, but balcony dimensions, exposure, delivery and sponsor terms remain unresolved.

If occupancy before May 2027 is required, Residence C leaves the set before finishes or amenities are compared.

Effective price after credits, applicable plan and amendments, delivery status, budget, reserves, unsold inventory and contract closing costs.

Tenant-occupied resale

Executed lease, rent, security, expiration and notices, access, delivery condition and current same-line competition.

Public comparison first. Private intelligence after engagement.
